DEVELOPER Nolan Hill United Communities MYKE THOMAS home planning BOOK The castle-ruin entry features leading into the northwest community of Nolan Hill will grab your attention first and you’ll be even more impressed with what’s behind them, says Steve LePan, marketing director for United Communities. “Nolan Hills is set in the rolling hills of northwest Calgary and reminds us of the British Isles character of days gone by,” says LePan. “The community includes abundant park space and nearby shopping, schools and recreation for people looking for a modern, family-friendly lifestyle that combines the best of both worlds — old and new.” A full range of housing types is available in Nolan Hill, including single-family homes from Homes by Avi, Morrison Homes, Shane Homes, Pacesetter by Sterling Homes and Trico Homes. “Our single-family builder group is selling front-garage homes on zero lot lines, 4 home planning | f a l l 2 0 1 6 29 feet wide and standard lots, 34 feet wide,” says LePan. Townhomes and condominiums are available from Cardel Lifestyles, Jayman BUILT, Morrison Homes, as well as Cedarglen Living, which offers a no-surprise method for standard specifications in its Elements of Nolan Hill townhomes, says Ward Haggins, sales and development manager at Cedarglen. “We find that people purchase our towns because of the fantastic size of the units, with square footage starting at 1,582 square feet, as well as the high level of standard specs,” says Haggins. “There is no guessing as to what is included and not included, as we choose to include all of the most common ‘must-haves’ in the starting price.” Opportunities to own and live in Nolan Hill are becoming limited, says LePan. “Our final phase, Phase 10, was just released to the builder group and is now under construction,” he says. “There are six cul-de-sacs, offering quiet streets with large pie-shaped lots. Phase 10 will also have Nolan Hill’s sixth playground.” Nolan Hill is rich with amenities, says LePan. “Steps away, residents enjoy the Symons Valley Ranch market and farm store with over 40 vendors and familyfriendly programming that make this market a jewel in Calgary’s north,” he says. “Just moments to the south is Beacon Hill Shopping Centre, a hub offering a bit of everything, including Costco, Goodlife Fitness, Canadian Tire, Shopper’s Drug Mart and much more.” Convenient access in and out of Nolan Hill is available on Sarcee Trail and Shaganappi Trial, just north of Stoney Trail. Calgary Transit will start servicing the community in spring of 2017.

DEVELOPER Photo courtesy Eymeric Wieldin Cornerstone Walton Development and Management MYKE THOMAS home planning BOOK Calgary’s northeast has grown substantially in the last decade. The number of amenities has grown, as have employment opportunities at the Calgary airport, and the nearby warehouse and hospitality district. Walton Development and Management (WDM) pioneered new growth in the northeast with SkyView Ranch and has now brought its experience and expertise to the northeast’s newest community, Cornerstone. “Cornerstone is a unique place that is vital to the city’s DNA,” says Kendra Milne, vice-president of marketing. “Five neighbourhoods combine in this new community spanning over 1,000 acres. It is the future of Calgary’s northeast.” There are five home types available in the first phase: Duplex, zero lot line, courtyard, street-oriented townhomes and traditional front-drive, with more than 500 lots available. “The first stage of development is located at the heart of the community within the neighbourhood of Gate, which features a strong modern architectural styling and is the location of the Major Activity Centre, a central hub of activity with future commercial, retail, employment and transit opportunities,” says Milne. “Future neighbourhoods in Cornerstone — Ridge, View, Point and Park — will each feature a unique architectural style, each bound together with modern interpretation on the themes. 6 home planning | f a l l 2 0 1 6 “Each neighbourhood is aptly named because of its main physical attributes.” WDM has dedicated land for Mother Nature, says Milne. “The most significant environmental consideration is the preservation of 180 acres of environmentally significant natural wetlands that promotes preservation of natural attributes of the area,” she says. “These natural wetlands will become a part of a new regional park for northeast Calgary. The park will encompass 20 acres and connect to the Rotary-Mattamy Greenway, a 140-kilometre network of parks and pathways. To further enhance residents’ experiences, the community will work with both the City of Calgary and the Parks Foundation to bring potential amenities to the open space, including fitness programs, play structures and off-leash dog parks. “In addition, Cornerstone boasts over 95 acres of dedicated parks and school spaces, and 14 kilometres of regional pathways connect the community and offer attractive gathering places and inviting opportunities for walking, jogging or cycling.” Amenities abound near Cornerstone, says Milne. “It is close to Stoney Trail, Country Hills Boulevard and Deerfoot Trail, giving residents easy access to a wide array of amenities including more than 10 schools, Calgary Central Sportsplex, Max Bell Arena, the Calgary airport, Sunridge Mall, Peter Lougheed Hospital and the highly-anticipated redevelopment of Deerfoot City mall, to name a few,” says Milne, adding the community grand opening was Oct. 15, with 28 new showhomes now open. PRICE Townhomes starting in the $350,000s duplex homes from the $340,000s zero lot line homes from the $360,000s courtyard homes from the $470,000s front-drive homes from the $480,000s location From Metis Trail N.E., follow 128 Avenue into Cornerstone, CALGARY HOURS Monday to Thursday 2 p.m. to 8 p.m. Weekends and holidays noon to 5 p.m. CONTACT Facebook: CornerstoneCalgary Twitter: @Cornerstone_YYC WWW.liveatcornerstone.ca

DEVELOPER Legacy WestCreek Developments MYKE THOMAS home planning BOOK Legacy from WestCreek Developments is no longer the new kid on the new community block. Awarded the SAM Award as Calgary’s Best Community of the Year earlier this year, Legacy has reached a new phase in its development, says Kalida Goldade, marketing manager at WestCreek. “The community has reached a level of maturity; it no longer feels like a new community that is under construction,” says Goldade. Adding to Legacy’s growing maturity, WestCreek unveiled an original Jane Seymour sculpture to the community, called Open Hearts Icon, in early October. “Community is built when people get out of their houses and make the community their home. Legacy is a place where people from all walks of life can come together and truly feel at home amongst their fellow community members,” says Goldade. “The spaces we have created in this neighbourhood are meant to facilitate community living and an engaged and connected lifestyle for all. “And now this original Jane Seymour sculpture holds this deeper meaning into what we think is important in a community.” Down the road will see the opening of the community garden in 2017, a new high school opening in the fall of 2018 and a large commercial site on the corner of 210 Avenue and Macleod Trail. “The garden will be installed as part of the 2017 development program, with individual plots available for all residents where they will be able to grow whatever they like. It will be managed by the Legacy Residents Association,” says Goldade. “The Catholic high school will open in the fall of 2018. Legacy has three other future schools sites: a K-to-nine through the Calgary Catholic School District, along with an elementary school and junior high school through the Calgary Board of Education.” The big news of 2016 was the release of Legacy’s exclusive ridge lots. “We are really happy with the sales on the ridge lots in Legacy,” says Goldade. “We have 12 homes sold on The Ridge and more on hold. We will also have some distinctive entry features installed within the next few weeks that set The Ridge apart. “In the future The Woods and The Point will be introduced. The Point will overlook the Heritage Pointe Golf Course. “Our next phases to be opened are Phases 17, 22 and 23, which feature laned, duplex and move-up product, a lot of which are on amenity lots, some backing onto The Woods,” says Goldade. “The builders for these phases are Jayman, Shane, Sterling, Trico, and Stepper, and there could be more builders coming in Phase 22.” PRICE RANGING FROM CONDOMINIUMS FROM THE $119,000s TO LUXURY ESTATE HOMES $900,000-PLUS LOCATION 210 AVENUE AT MACLEOD TRAIL S.E., CALGARY HOURS MONDAY TO THURSDAY 2 P.M. DUPLEX HOME Excel Homes MYKE THOMAS home planning BOOK THE Birmingham With a modern high gable roof and lots of peaks, Excel Homes’ two-storey Birmingham duplex model in Midtown, Airdrie, looks like a large estate home, says Area Manager Ken Lydiatt. “When you walk into the Birmingham, you immediately notice the main floor is open and airy and yet, comfortable and cozy at the same time,” says Lydiatt. “You are welcomed by a spacious entry and the main floor features the wide plank barnwood laminate flooring that gives it an elegant, yet rustic feel.” To the left is a mudroom, with storage, connecting to the double-car garage. Ahead is the heart of the home, the kitchen, dining nook and great room. 8 home planning | f a l l 2 0 1 6 “The spacious kitchen boasts plenty of countertop space for all of your prep work, a large island and enough cabinetry to suit chefs of all types,” says Lydiatt. “The dining area is perfect for entertaining and the adjacent great room is ideal for relaxing and enjoying some time in front of the fireplace.” The upper level features three bedrooms, the laundry room and a large bonus room that separates the master bedroom from the two secondary bedrooms, which are served by a separate bathroom. “It’s a large master bedroom and ensuite, with plenty of room to fit a king size bed and night tables as well as a beautiful ensuite with separate tub and shower, double sinks and a large walk-in closet,” says Lydiatt. Midtown, from Wenzel and Apex Developments, is Airdrie’s newest community, right in the heart of the city. “Set on 90 acres of wide-open space in the centre of Airdrie, there’s something unique, inspiring and charming about Midtown,” says Lydiatt. “From its year-round recreational activities, amenities and paved pathway system to shops, restaurants and proximity to Nose Creek Park, you’ll be within walking distance to everything you’ll want and need. “With its urban charm and smart design, Midtown offers remarkable urban living, including architectural integrity, true craftsmanship and meaningful connections between everyone that gets to call this landmark Airdrie community home.”

Multi-family Home ReidBuilt Synergy of Sky Pointe Homes MYKE THOMAS home planning BOOK Good things come in threes at ReidBuilt Homes’ newest 74-unit townhome project, Synergy of Sky Pointe. “We have three floorplans: The Cirrus, the Sky and the Aero,” says Jeff Augustine, area sales manager for ReidBuilt. The three models are two storeys, ranging in size from 1,358 sq. ft. to 1,599 sq. ft. and all three feature three bedrooms and double garages. “Each home has a great sense of welcoming, with large foyers,” says Augustine. “As buyers’ expectations have grown over the years, ReidBuilt Homes has made it our mission to address these needs with our finishings. We offer great cabinetry and granite in the kitchens, making the homes feel higher end and well appointed. “Very large great rooms throughout the models allow the owners to really express their own taste in furnishings and design 10 home planning | f a l l 2 0 1 6 without compromising style and taste due to space. “The large master retreats allow owners to furnish them so they look and feel exactly how they dreamed they would. The master suites also feature three-piece ensuites and walk-in closets.” All three models are based on some of ReidBuilt’s most popular and award-winning designs, with each offering something a bit different. “The Cirrus plan is truly open concept, addressing today’s family needs, with a great home office off the kitchen as well as a generous mudroom,” says Augustine. “The Sky offers a fantastic blend of lifestyle space and comfort, featuring a large and cozy lifestyle room as well as a completely open concept in the living room, kitchen and dining room — an excellent layout for entertaining friends and family. “The Aero features a large foyer at the front of the house that makes you automatically feel right at home. Sightlines are 100 per cent open from the kitchen through to the great room in a perfect floorplan for entertaining.” Sky Pointe is a new northeast Calgary community from La Caille Group. “This development has a bright future as the northeast has been booming for years, and with all of the future amenities scheduled it will continue to flourish,” says Augustine. “With pathways and green spaces already in place, and several more set to launch — as well as a new school being built just down the street — families will be living in a very central location. Inside the community there are plans for a vast amount of retail and corporate complexes. Sky Pointe is five minutes to the airport and just a bit further to CrossIron Mills.”
